StadtErle: enables affordable housing in a wood-concrete hybrid building.
The StadtErle project is the first project of the Zimmerfrei housing cooperative, which has set itself the goal of creating affordable housing for people and families in different life situations. This is reflected in the numerous apartment floor plans, which range from single apartments with 38.5 m² to communal cluster apartments with an area of over 300 m². Apartment assignments are decided according to pre-determined criteria and intend to achieve a balanced mix according to household type, age, income, gender and origin. The living spaces are optimally utilized and contribute to (socially) sustainable construction through high residential density. The individual living areas are complemented by attractive common areas such as a roof terrace, a workroom, a laundry, a communal kitchen and a lobby. In addition, the pergolas are openly accessible and serve as a meeting zone. The individual furniture and plants make them look personal and cozy at the same time.
The community life as well as the building was planned in advance in a participatory process through workshops and working groups. The further organization and maintenance of the common areas and house concerns is organized within working groups.
As a structural lesson of a housing project strongly oriented towards community, the insufficient sound insulation was found. Despite subsequent silicone sealing, the room partitions do not provide sufficient sound insulation.
